Why every property broker needs their own website, not just portal listings

Most brokers we speak to in Ahmedabad, Surat and Pune run their business on three things: a phone full of WhatsApp chats, a few paid portal listings, and their reputation in two or three localities. That works. But there is a gap, and buyers notice it.

When a buyer likes your 3 BHK in Bopal, they search your name or your firm on Google before calling back. If all they find is a portal page that also shows five other brokers with the same flat, you have just handed them a reason to shop around.

Portals rent you attention. A website builds it.

Property portals are useful for reach. The trouble is that the buyer belongs to the portal, not to you. The same enquiry is often shown to several brokers, your listing sits beside competitors’ ads, and when you stop paying, your presence disappears.

Your own website works the other way round. Every listing you add stays there, your reviews stay there, and every buyer who lands on it sees only your properties and your number.

What buyers look for before they call a broker

  • Clear photos and the actual price, not “price on request” on every listing.
  • Basic facts in one place: carpet area, floor, facing, parking, society amenities, possession.
  • Proof that you are real: your name, office address, RERA registration number and reviews from past clients.
  • An easy way to reach you, ideally a WhatsApp button that opens a chat about that exact property.

A website makes your WhatsApp work harder

Today you probably forward 20 to 30 photos to every interested buyer, followed by a long message with details. Half of it gets lost in their chat. With a website, you send one link per property.
